FHLBank of Atlanta Launches $10M Fund to Accelerate Affordable Multifamily Housing: Apply Through June 30
The Federal Home Loan Bank of Atlanta announced a $10 million commitment through its 2026 Multifamily Housing Development Fund to help complete multifamily and mixed-use affordable housing projects across the Southeast. Beginning June 1, FHLBank Atlanta member financial institutions and their community housing partners can apply for up to $500,000 per project to close funding gaps driven by rising construction costs. Applications will be accepted through June 30.

Kaua'i's Richest Towns Scored OZ Tax Breaks Meant For Poor Areas — Until Now
Opportunity Zone projects are intended to benefit economically distressed communities, but are often found in the wealthiest parts of the island. It's created a situation where developers are rewarded with federal tax breaks for investing in already well-off areas. Kaua'i is set to lose its Opportunity Zones at the end of the year, after the OBBBA added more restrictions on qualifying areas. While the OZ program often achieves its objective, many have criticized it as too broad, benefitting wealthy investors instead of the communities it was designed to support.

Missouri Lawmakers Revive a Massive Tax Incentive Tool, Downtown Economic Stimulus
The Missouri General Assembly passed an economic development omnibus bill that authorizes new tax incentives and revives the dormant Missouri Downtown Economic Stimulus Act from 2003. It was widely credited with helping facilitate the development of the Power & Light District. The updated legislation expands where developments can be located. That means areas like the KC Current's riverfront expansion and Crown Center would be eligible for MODESA incentives.

New Mexico Approves $23M Funding Package to Expand Affordable Housing
The Housing New Mexico Board of Directors recently authorized more than $7 million in Low-Income Housing Tax Credits and $16.3 million in loans. The tax credit awards are projected to generate more than $56 million in private equity, helping finance the construction of 194 new housing units and the rehabilitation of 39 existing homes.

NOFO: MBDA Rural Business Center Program
The Rural Business Center Program will provide awards to support technical assistance, capacity building, and entrepreneurial development services to rural business enterprises at all stages, from ideation to maturity. Eligible Applicants are limited to institutions of higher education described in any of paragraphs (1) through (7) of section 371(a) of the Higher Education Act of 1965 (20 U.S.C. § 1067q(a)), and applications are due June 29, 2026.

Colorado's 'Drive It Home' Financing Kicks Off with Affordable Condos
CHFA closed a $5.7 million 3.5% construction loan for Wolff Street Flats, a 23-unit for-sale affordable condo project in Denver. It is the first project to close under CHFA's Drive It Home Construction Loan program, which draws from a $50 million bond investment authorized by bipartisan legislation enacted last year.
