Ladson, SC Fire and EMS Station Opens with Help from TIF
Dorchester County has unveiled the first of the new fire and EMS stations they have planned. The $3.3 million station was funded through the Oakbrook Tax Increment Financing District and is a partnership between Dorchester County, the Town of Summerville, and Dorchester School District Two.

Tax Increment Financing to Assist Brainerd, MN Redevelopment Project
City council agreed to move forward with redevelopment of the old Thrifty White building in downtown Brainerd, which will see 78 units of market-rate housing mixed with commercial space. Plans from the developer include demolishing the vacant building on the corner of South Eighth and Laurel Streets and constructing a mixed-use building. A $4.5 million tax increment financing district will be one of the funding mechanisms.

Hamilton, OH Set to Add Incentives for Well House Hotel Project
A few weeks after being awarded state historic tax credits, additional incentives are expected locally for the Well House Hotel project. There are three prongs to the financial incentives, the main piece is implementing a 30-year tax increment financing, or TIF, district, in the city's core downtown area. The developer will directly pay the Hamilton City Schools $35,000 a year for most of the life of the TIF district.

Primer on California's Tax Increment Financing Tools 2nd Edition
The California Association for Local Economic Development (CALED) created a technical committee on tax increment financing to share knowledge and resources to help communities leverage these tools. This primer was prepared by CALED's technical committee members to give local governments and economic development organizations a practical guide to various tax increment financing tools, with an emphasis on EIFDs and CRIAs, to assist in the deployment of these emerging tools.

$700M Project Coming to Oklahoma City, OK with Help from TIF
A new $700 million project called the Boardwalk could bring a boost to downtown Oklahoma City that will take it to the next level with entertainment, living spaces, jobs, and parking spaces. The project will begin in June 2024 and take 5 to 7 years to complete. Funding for the project is from investors and lenders, the city will provide incentives through tax increment financing.

Construction Starts on Equitable Transit-Oriented Development Project in Chicago, IL
City officials joined Brinshore Development and the Michaels Organization to start construction today on Westhaven Park IID, a $50 million, equitable transit-oriented development project. City financial support includes $10 million in TIF assistance, $12.8 million in Low-Income Housing Tax Credit equity, and a $6.2 million multi-family loan. Other funding sources include a $13 million CHA loan, $1.1 million in donations tax credit equity, and a $5 million private mortgage loan.
